Thinking about selling your laundromat?
One laundromat owner to another.
Benjamin owns and runs his own laundromats in Massachusetts, New Hampshire, and Utah. He's adding stores one neighborhood at a time, and Kevin, his partner, makes the first call. We're not a broker. We're not a big company. And there's no cost to talk with us.
Talking shop
The questions we'd ask over the folding table.
An owner already knows the answers that matter. We'd rather hear how your store really runs than read a listing about it.
Who you'd be talking to
Two people. First names. Real phone numbers.
Benjamin
Owner and operator
Benjamin lives in Austin and runs laundromats in Massachusetts, New Hampshire, and Utah. He's dealt with the same broken dryers, utility spikes, and staffing puzzles you have, and he's looking for more neighborhood stores to own and run for the long haul.
Kevin
Benjamin's partner in Austin
Kevin makes the first call. He listens first, keeps things transparent, and connects owners who are ready for their next chapter with Benjamin. If it's a fit, the two of them own the store together.
What we're not.
Not a broker
No listing agreement, no commission, no fees taken out of your sale.
Not a big company
No fund, no corporate chain. A small owner who wants to keep running stores the way regulars like them.
Not in a rush
If now isn't the time, that's fine. A good conversation today is worth more than a hard sell.
How it works
Why we ask for the P&L and utility bills first.
Water, gas, and electric tell the true story of a laundromat, often better than the sales numbers. When we see them before we visit, we show up with a real offer instead of guesses, and nobody wastes an afternoon.
A phone call
Kevin calls, you talk about your store and what you want next. That's it.
Share the numbers
Your P&L and 12 months of utility bills, shared only with Kevin and Benjamin.
Meet at your store
Walk the floor together, owner to owner, with a real offer on the table.
A smooth handoff
On your timeline, and you know exactly who's taking care of your customers.
Common questions
Selling your laundromat, answered plainly.
How do I sell my laundromat without a broker?
Talk directly with a buyer who already runs laundromats. You call Kevin, share your numbers, and meet Benjamin at your store. No listing and no broker's fee, and depending on how the sale is set up, it may also save you a lot in taxes. Your CPA can walk you through that part.
What is my laundromat worth?
It depends on your income, lease, equipment, and utility costs. Once we see your P&L and utility bills, we can talk real numbers instead of rough guesses.
Why do you need my utility bills?
Water, gas, and electric show how busy a store really is. They let us bring a real offer before we take up your afternoon.
Will my customers and employees be taken care of?
Benjamin plans to own and run the store for the long haul. Tell us what matters to you about your staff and regulars, and we'll talk it through openly.
Do I pay anything to talk with you?
No. Talking with us is free.
Curious what your store is worth to another owner?
Call or text Kevin. No obligation, no fees, and no pressure. If you'd like an NDA before sharing numbers, just say so.
